HemaSource: A Medical Supply Distribution Building Made Possible by a First-Ever County TIF

HemaSource, a technology enabled medical supply distributor serving the plasma collection market, leased 114,800 square feet of a new 127,900 square foot Hollingsworth building at David Jones Industrial Park in Andersonville, Tennessee. The project was enabled by Anderson County's first tax increment financing approval, and the building was designed to expand to 172,600 square feet.

Who is HemaSource?

HemaSource is a technology enabled specialty logistics and medical supply provider serving the plasma collection market and specialty ambulatory clinics.

Plasma collection runs on supply reliability. Collection centers cannot pause for a distributor's inventory problems, so HemaSource's business depends on high volume, high accuracy distribution capacity positioned to reach its customers. When the company needed a purpose-fit distribution building, it needed it built, not promised.

What did HemaSource need?

HemaSource needed a Class A distribution building with room to grow, in a location with the labor and cost profile to support long term operations.

The answer was a new 127,900 square foot steel building at David Jones Industrial Park in Anderson County, Tennessee: 32 foot clear height, 12 docks, a distribution upfit, and a design that expands to 172,600 square feet. HemaSource took 114,800 square feet, and the balance was occupied by A&S Building Systems, itself a Hollingsworth construction partner.

How did The Hollingsworth Companies help?

Hollingsworth developed the building and worked with Anderson County on the county's first ever tax increment financing approval, which made the park's continued development possible.

Rural counties compete for industry with the tools they have. Anderson County approved its first TIF to support industrial development at David Jones Industrial Park, and Hollingsworth put it to work. Joe Hollingsworth said at the time that the success validated the need for the incentive. The park kept growing on that foundation: based on the momentum, Hollingsworth prepared the site and pre-approved plans for the next building before a tenant existed, and BHS Corrugated, a manufacturer supplying a third of the world's corrugated board, later took a mirror image building next door.

What were the results?

HemaSource anchored a new building at David Jones Industrial Park, and the park's TIF-backed growth model kept producing: more buildings, more employers, more jobs in Anderson County.

Rick Meredith, president of the Anderson County Chamber of Commerce, put the community's view plainly: Anderson County continues to grow on many fronts, and HemaSource added to that job growth. For companies evaluating East Tennessee, the HemaSource building shows what a developer and a county can do together when the public tools and the private capital both show up.

This new, state of the art facility is a strategic move that will expand our distribution capabilities.
