As we move into Q3 2026, Cookeville is the market worth leading with. One of our two single-tenant Class A buildings at Highlands Business Park was leased this quarter, which says a lot about the confidence companies are placing in the market. Cookeville is proving to be a place where manufacturers can find the building, workforce, and operating environment needed to grow.
The 152K square foot single-tenant building (“TP-179”) is now the remaining opportunity. Interest has stayed steady, and the recent lease helps show why. Cookeville gives manufacturers a practical mix of direct I-40 access, competitive operating costs, and a community that understands industry.
The labor story is where Cookeville really stands out. Tennessee Tech University continues to be one of the strongest assets in the market. The school supports the region with graduates and training in engineering, automation, robotics, industrial technology, and advanced manufacturing. For a company trying to hire people who can learn quickly, work with modern equipment, and grow with the operation, that matters. Buildings get attention, but workforce is usually what makes the decision work long-term.
The rest of our pipeline is also moving forward. In Grenada, Mississippi, the first two buildings at SouthPoint Mississippi Business Park are delivering and bringing new single-tenant Class A options to the I-55 corridor between Memphis and Jackson. In Aiken, South Carolina, our first two buildings at SouthPoint South Carolina are scheduled to deliver this quarter, giving companies a new option near the Columbia and Augusta corridor on I-20. Both markets are getting attention, because they offer practical locations, strong labor pools, and room for companies to grow.
Looking ahead, Prince George, Virginia and Sweetwater, Tennessee add to the next wave of opportunity. Our new single-tenant development (“VP-153”) remains on track for Q4 2026 in the Richmond region, while grading at 75 Regional Commerce Park in Sweetwater is underway with new buildings planned for early 2027 and future build-to-suit options. These markets give us more ways to support companies that need speed, flexibility, and a long-term landlord.
For companies looking at growth, Cookeville is the cleanest example this quarter. One building remains, and the opportunity is ready now. The best time to talk is before the building you want is the one someone else just leased!
