For most manufacturers, the hardest part of a new location isn’t the decision. It’s the wait. Equipment orders, hiring plans and production schedules don’t pause while a building goes up. That’s why the biggest story across our parks this quarter is a simple one: several of the buildings we’ve talked about all year are nearly complete, and they’re ready for a tenant now.
Ready Now in Grenada and Aiken
At SouthPoint Mississippi Business Park in Grenada, MG-189 (173,883 SF) and MG-190 (126,910 SF) are complete on Interstate 55 between Memphis and Jackson. Grenada has a deep manufacturing base, and companies can now tour finished space instead of reading a construction schedule.
The same is true at SouthPoint South Carolina in Aiken, where our first two buildings are now fully complete and located near Interstate 20 between Augusta and Columbia. We’ve written before about Aiken’s workforce and the need for space companies can occupy quicker. Now that these buildings are finished, they are ready for lease-up and occupancy.
Cookeville: Immediate and Future Options
In Cookeville, Tennessee, we leased one of our two buildings at Highlands Business Park earlier this year, and TP-179 (152,250 SF) is available now with direct Interstate 40 access and a workforce backed by Tennessee Tech. TP-198, a new 216,000 SF building, is targeted for Q3 2027, so companies have options for both immediate and future needs.
The Next Wave of Available Buildings
Looking ahead, we’ve broken ground in Sweetwater, Tennessee, on our first two spec buildings, TM-192 and TM-193, which are targeted for Q2 2027, with build-to-suit sites also available. VP-153 (130,653 SF) in Prince George, Virginia, near Richmond, keeps moving forward with a Q4 2026 delivery coming up and is available for lease now. We also have build-to-suit sites in Loudon, Tennessee, and an existing 72,480 SF fully air-conditioned building in Mocksville, North Carolina, that becomes available in January 2027.
