2025 has been a year of steady momentum across our SouthPoint Business Parks. We’ve expanded into new markets, added new inventory, and continued to see interest from companies looking for a home in the Southeast. The demand is real, and we’re seeing more tenants take a hard look at markets that offer long-term stability and workforce depth.
Mississippi – New Groundbreaking & Rapid Delivery
In Mississippi, we broke ground in Grenada on our newest SouthPoint park this spring. The first two buildings, 127,000 and 174,000 square feet, are already vertical and under roof, with delivery on the first scheduled for mid-December. Both are available now for pre-leasing and tours, along with build-to-suit opportunities ranging from 100,000 to more than 500,000 square feet. With construction moving quickly, this park is ideal for companies that need space on a short timeline.

Tennessee – Class A Deliveries & Manufacturing Advantage
In Cookeville Tennessee, two new Class A buildings were completed earlier this year at 152,000 and 227,000 square feet. Cookeville continues to be one of the best-kept secrets in the region, offering access to talent, interstates, and a cost structure that still makes sense for industrial manufacturing and distribution operations.

South Carolina – Phase I Underway, Pre-Leasing Now
In South Carolina, our newest SouthPoint location is well underway in Aiken SC, with sitework complete on Phase I and building pads ready to go. The first two buildings, 126,000 and 203,000 square feet, are available now for pre-leasing. South Carolina has quickly become a focus for companies looking to expand operations in a business-friendly market with strong infrastructure and strategic site selection advantages.

North Carolina – Consistent Demand Amid Changing Conditions
In North Carolina, activity remained consistent throughout the year. While companies and prospective tenants evaluated the impacts of tariffs earlier in the year, we continued to see solid demand and interest from manufacturers and distributors exploring expansion and relocation options. Two new buildings in our SouthPoint Business Park in Mocksville were leased earlier in the year. Mocksville remains a proven, stable market for long-term growth within our industrial real-estate solutions platform.

Virginia – Mid-Atlantic Corridor & Upcoming Construction
And in Virginia, we’re preparing to begin construction on a 130,000 square foot building at SouthPoint Business Park Virginia in Prince George, with two more sites planned for future development. This location continues to attract attention from companies evaluating the Mid-Atlantic corridor and seeking proximity to major freight networks.
